Varun Ajay Joshi Unfolds Chapter 1 of Space of The Greats Saga

Some people inherit a path. Some discover one. And some spend years building one where none existed. Varun Ajay Joshi’s first five years were the story of the third kind.

2020 – THE FOUNDATION

In 2020, Varun Ajay Joshi graduated with a Bachelor’s degree in Economics from the University of Mumbai, standing second in his graduating year. By then, he had already helped build an initiative that reached the G20 and Y20, earning recognition for his contributions from the Ministry of Youth Affairs and Ministry of Finance.

But his real education had happened outside the classroom.

Before graduation, Mumbai had put him through the ground floor of work, event planner, event manager, anchor, photographer, HR trainee, sales and venue management, working across experiences involving BookMyShow, Mumbai Indians, The Taj Mahal Palace and others.

And then there was cricket.

Patience. Grit. Discipline.

Learning to lose without breaking. To return to the crease after failure. To face the next ball.

Years later, those lessons would become the invisible operating system of his entrepreneurship.

2021 – LEARNING WITHOUT LIMITS

In 2021, Mr. Joshi began deliberately constructing something unusual: a multidisciplinary body of knowledge.

Digital marketing. Content marketing. HR business partnering. HR data science.

Psychology. Transactional Analysis. Rational Emotive Behaviour Therapy. Personal counselling methodologies.

Neuroscience. Behavioural studies.

Self-development. Strategic programmes with industry experts. Professional certifications and specialist learning across multiple disciplines, with several credentials carrying international validity across more than 160 countries.

The purpose wasn’t to collect credentials. It was to understand the human being from different angles.

The market. The mind. The organization. The individual. The data. The behaviour. The decision. And eventually, to ask a question that would define the next five years:

What happens when all of these disciplines are brought together into something that can actually work in the real world?

2022 – THE ROAD NOT TAKEN

By 2022, Dubai had already appeared on the horizon.

There were offers. There were opportunities to work and take up jobs in the UAE. The conventional decision would have been easy.

Take the opportunity.

Take the money.

Take the experience.

Live Happily.

But Mr. Joshi chose uncertainty. Something inside him was calling for something larger.

Something that wasn’t simply a position. Something that wasn’t somebody else’s company.

Something that had purpose. So he said no.

And began building.

What started as counselling and coaching evolved into strategic consulting. And strategic consulting exposed a gap that would change the direction of the journey.

THE GAP

The world already had HR technology. Recruitment technology. Learning platforms. Performance systems. Employee-engagement systems.

But Mr. Joshi believed there was a fundamental missing layer: People & Culture Science intelligence governing the relationship between people, culture, business and organizational performance.

2023 – THE REINVENTION

The People & Culture Genius Model went through more than 27 iterations of trial, testing, application and reinvention during its development journey.

This was the part nobody saw. The model would work.

Then it wouldn’t work in another context.

It would be refined. Tested. Broken apart. Rebuilt. Tested again. Again. Again.

The idea had to survive reality.

Eventually, the work was statistically tested and applied in organizational environments, with model-reported outcomes including a 42% reduction in employee attrition and more than 32.5% improvement in employee engagement in relevant applications.

For a company with 1,000 employees, Mr. Joshi’s modelling & several focus groups and proven statistical tests had proved that applications of the people-and-culture framework represent approximately US$3.5–5 million in potential attrition-related savings, depending on organizational and compensation variables.

That is when the work stopped looking like simply an interesting framework. It began looking like infrastructure.

2023–2024 — REAL ESTATE

Then came another question.

Could the same intelligence be applied to one of the world’s most human industries?

Real estate. The answer required starting again.

Research across Dubai. Brokerages. Sales teams. Developers. Leadership. Agents. Transactions. Buyer psychology.

More than 4,500 brokerages entered the research landscape, alongside transactional mappings involving more than 10,000 transactions.

The question wasn’t simply:

How do you sell more property?

It was:

What actually happens inside the human decision that creates a transaction?

Why does someone trust?

Why does someone hesitate?

Why does one property become emotionally valuable?

Why does one buyer move and another wait?

Why does one agent create certainty while another creates resistance?

And slowly, a new category emerged:

Real Estate Intelligence.

By July 2024, the model had reached a substantially developed stage and entered testing and early application.

The numbers surrounding the work became increasingly significant.

Internal modelling statistically proved an average project-level value creation of approximately US$1.2 million for developers, and additional revenue generation for brokerages while the intelligence is also designed to help buyers achieve greater decision clarity and help sellers navigate transactions more effectively.

The ambition was never simply to improve sales. It was to understand the decision itself.

2025 — WHEN MODELS MET REALITY

2025 was where the beautiful theory met the brutal reality of execution.

The model had been developed. The research existed. The opportunity existed.

But Mumbai and Dubai were not the same operating environment.

There were geographical barriers. Operational barriers. Acceptance barriers.

The model contained too many parameters.

The intelligence was powerful, but the application wasn’t simple enough at scale. There were 2 options: rollout models with limited clients or pause, rebuild and reintroduce the models at scale that disrupts the industry and benefits maximum buyers and sellers.

More than 50 brokerages became part of the wider interaction and learning process.

There was traction. There were conversations. There were potential returns.

There were also delays and need for optimization for scale.

And once again, Mr. Joshi had to make the decision that founders hate making: he chose second option go slower now so you can go much further later.

The models had to become simpler.

Technology had to enter the architecture.

The intelligence had to become deployable.

The system had to stop being something that only experts could understand.

It had to become something organizations could actually use.

2026 — THE COMPOUNDING BEGINS

Then came 2026. With Middle East war, Personal Frictions and Uncertainity – Maybe it looked like the end of the story to outsiders.

But, Varun didnt give up and refined the models. Finally, The foundation began moving.

The Real Estate Intelligence work began penetrating the Mumbai developer ecosystem, reaching 10+ projects and developer engagements.

Then came Dubai.

The same city that had once offered Mr. Joshi a conventional opportunity was now becoming the execution ground for his own vision.

By August 2026, the Dubai work had begun across four developers and more than 15 projects, as Space of The Greats Group moved toward deeper on-ground execution with real ROI and traction being totally accurate.

The symbolism is almost impossible to miss.

In 2022, Dubai was an opportunity he could have taken.

In 2026, Dubai became an opportunity he had built himself. At every single stage on his journey since 2022, he had an option to monetise quickly and be happy with money or choose perfection that elevates and solves challenges for millions – the very purpose he started his business for: purpose not money, and that is the true highlight of chapter 1 – purpose over paycheck even when things get hard and even if it means losing everything.

CAREER INTELLIGENCE

But the journey had never really been about real estate.

It had always been about people.

The same question eventually led Mr. Joshi into careers.

Traditional career guidance asks:

Career Intelligence asks something much deeper:

THIS WAS NEVER MEANT TO BE SMALL

The work was high-risk for others, but at every stage there was certainity of comfortable paychecks & tangible business model in itself across the years starting from 2022 to 2026, it was deliberate choice of choosing bigger problems and purpose while delaying immediate rewards to solve challenges that would uplift millions.

The models now are category-defining by ambition.

The applications are designed to change how industries make decisions.

And the potential economic impact is no longer measured in thousands.

It is measured in millions of dollars per project, organization and ecosystem that solves challenges and painpoints of millions.

That is why the journey had to be difficult.

Because the vision was never ordinary.
